Bengaluru property registration: what you actually pay

Your EMI only covers what the bank lends against. Registration is a separate cash cost, paid on top of your loan, and most buyers underestimate it by half. Above ₹45 lakh within BBMP limits, budget 7.6% of the property value, not the 1–2% most people plan for.

A correction worth flagging

The lower 2–3% stamp duty slabs apply only to the first sale of a flat from a builder, priced under ₹45 lakh. Resale flats, plots, independent houses, and commercial property in Bengaluru all attract the flat 5% rate, regardless of value.

The governing rule, either way

Karnataka calculates stamp duty on whichever is higher: your agreed price, or the government's guidance value for that locality. A lower negotiated price does not reduce your duty below that floor.
