RERA Registered vs RERA Approved: What Every Homebuyer Must Know
What does RERA registered mean?
The Act requires promoters to register a project with the state’s Real Estate Regulatory Authority before they advertise, market, book or sell. In Karnataka, that’s K-RERA. The promoter submits project details, approvals, land and title information, timelines and financial disclosures. In return the project gets a unique registration number, which has to appear in advertisements.
Registration is not a one-time stamp. It’s valid for the project’s declared completion period, and it can be extended or revoked. An expired or revoked registration means the safeguards below no longer work as intended.
Is there anything called RERA approved?
RERA registered | “RERA approved” | |
|---|---|---|
Legal status | Defined in the Act | Not a defined term |
Proof | Registration number on the state portal | Only as good as the portal record behind it |
Mandatory? | Yes, for projects above the thresholds | No separate process exists |
What to do | Verify on the portal | Ask for the registration number and verify it |
When a seller says “RERA approved,” ask one question: what’s the registration number? If they can’t give it, or it doesn’t match the portal, walk away.
Which projects need registration?
Situation | Registration needed? |
|---|---|
Land above 500 sq m, or more than 8 apartments (all phases) | Yes |
Plotted layouts above the size threshold | Yes |
Land up to 500 sq m and up to 8 apartments | Not required |
Completion certificate received before 1 May 2017 | Not required |
Renovation or repair with no new sales | Not required |
Completed after 1 May 2017 and still selling | Yes, before sales or advertising |
“RERA not applicable” means a project falls into one of these exempt cases. It doesn’t mean the project is unsafe. It means you won’t have the same disclosures and complaint route, so extra due diligence matters.
What protection does registration give you?
Protection | What it means |
|---|---|
Disclosures | Approvals, layout, timelines, promoter details and financials are published on the portal |
70% escrow | 70% of buyers’ payments go into a project account and are used only for that project |
Carpet-area pricing | Sale is based on carpet area |
Delay compensation | Interest or refund if the promoter misses the possession date |
Defect liability | Structural defects reported within 5 years of possession must be fixed |
Complaint route | Complaints go to the state RERA, with appeals to the Appellate Tribunal |
Does registered mean risk-free?
No. Registration is built on the promoter’s disclosures. Buyers’ groups have questioned how closely those documents are checked, and Karnataka’s regulator has noted gaps where sanctions, occupancy certificates and sale-deed registrations don’t need a RERA number. So a registration number is a starting point. Also check:
the sanctioned plan and land use zone,
title and encumbrance,
the project’s track record and any litigation,
and whether the registration is still valid.
How do I check a project on K-RERA?
Go to the official K-RERA portal (rera.karnataka.gov.in).
Search the project by name, registration number, promoter or city.
Match the registration number in the brochure or agreement to the portal.
Check the promoter name, phase, location, sanctioned plan and completion date.
Check the registration validity, any extension and whether it’s been revoked or has pending complaints.
Download the registration certificate and compare it with your agreement and payment schedule.
Check quarterly progress updates against what you see on site.
Confirm your agent is registered too.
What are the red flags?
“RERA approved” with no registration number.
A number that doesn’t match the project name, phase or promoter.
An expired registration, or sales continuing past the registered completion date.
Pressure to pay a large token amount before you’ve verified anything.
A brochure promising more than the portal shows.
Quick answers (FAQ)
What is the difference between RERA registered and RERA approved?
Registered is the legal status under the Act. “Approved” is a promotional phrase with no legal definition, so verify it through the registration number.
What is the full form of RERA?
The Real Estate (Regulation and Development) Act, 2016. The state regulator is the Real Estate Regulatory Authority.
How do I check if a project is RERA registered in Karnataka?
Search the project on the K-RERA portal by name or registration number and compare the details.
What does “RERA not applicable” mean?
The project is exempt from registration, for example a small project or one that got its completion certificate before 1 May 2017.
Is a completed project exempt from RERA?
Only if it received a completion certificate before 1 May 2017. Projects completed later need registration before they sell.
Is it safe to buy a RERA-registered project?
It gives you stronger rights, but it isn’t a guarantee. Still check approvals, title and the registration’s validity.
What happens if the registration expires?
The safeguards no longer work as intended, so check validity and extensions before you pay.
